Construction management

A builder working on your side of the table.

For owners, landlords and developers who want to hold their own trade contracts. East & Locke manages the project as your representative for a fee. You keep control of the contracts and the costs, and we bring the planning, coordination and oversight of an experienced general contractor.

How it works

You hold the contracts. We run the job.

Every bid and every invoice is open to you. Our job is to get the project built on budget and on schedule, not to win a margin on the trades.

Step 1

Plan and budget

We work with your architect and engineer during design: budgets at each stage, a master schedule, and a review of the drawings for cost and constructability.

Step 2

Bid the trades

We put together the bid packages, bid each trade, level the numbers side by side and recommend who to hire. You sign the contracts directly.

Step 3

Manage construction

We coordinate the trades on site, keep the schedule, review every pay application and change order, and report to you weekly through closeout.

What's included

The full job, managed for you.

The same oversight we give our own general contracting projects, with you holding the contracts.

Preconstruction

Budgets as the design develops, value engineering options and a constructability review before anything goes out to bid.

Bidding and buyout

Scope packages for each trade, competitive bids, side-by-side bid leveling and a recommendation you can act on.

Schedule and coordination

A master schedule, trade sequencing and daily coordination on site, so the trades work together instead of around each other.

Cost control

Review of every pay application, change order and lien waiver before you pay, with a running budget against actual costs.

Weekly reporting

Photos, schedule, costs and open items every week, so you always know where the project stands.

Closeout

Punch list, inspections, certificate of occupancy, warranties and as-built documents gathered and handed over.

Is it a fit?

When construction management makes sense.

  • You want open books and to see every bid and invoice
  • You already have trade relationships or vendor programs you want to use
  • You're an owner, landlord or developer who wants an experienced builder on your side
  • You're managing several suites or buildings and need one person coordinating them

Prefer one fixed price and one contract? Our general contracting is the better fit.
