Commercial buildouts, start to finish.
We build out office, flex and industrial suites across Middle Tennessee, from about 5,000 to 50,000 square feet. Most projects run between $250,000 and $2 million. Every one gets the same thing: a clear price up front, a schedule we keep, and one person accountable from budget to closeout.
Office buildouts
Private offices, open work areas, conference rooms, break rooms and restrooms. We build from shell space or rework a second-generation suite, including ceilings, lighting, HVAC distribution, data rough-in and finishes.
Industrial and flex
Office space paired with a warehouse or shop. Demising walls, rooftop HVAC, high-bay lighting, shop restrooms and the coordination between the office side and the working side of the building.
Second-generation renovations
A new layout and new finishes for an existing suite, with systems brought up to current code. We reuse what works and replace what doesn't, so the tenant doesn't pay to rebuild what's already there.
Specialty spaces
Wash bays with sloped floors, drains and sand/oil interceptors. Equipment rooms, break rooms with pumped drains, and other spaces that need careful plumbing, mechanical and electrical work.
Pre-lease budgeting
Realistic budgets for brokers, landlords and tenants comparing spaces or negotiating a TI allowance. Send a floor plan and get a budget range back within 48 hours.
Permits and engineering
We coordinate the architect, the MEP engineer and Metro Nashville permits and inspections, so the owner deals with one point of contact.

Design and pricing
We work with your architect and engineer, price the final drawings by trade, and sign a fixed-price contract with every assumption written down.
Permits
We file and manage the Metro Nashville building, mechanical, electrical and plumbing permits.
Construction
A weekly update with photos, schedule and open items, and one person to call with questions.
Closeout
Final inspections, certificate of occupancy, lien waivers, warranties and as-built documents handed over at the end.
